Roof Repair in Floral Park, NY

Owner-diagnosed roof leaks since 1989 | Licensed and insured

Get in Touch

BelleRose started in Floral Park in 1989 doing one thing: roof repairs. The office is still on Chestnut Avenue, so a Floral Park leak is about as close to home as a call gets. Donall Fingleton, the owner, still comes out himself to find where the water is getting in.

Most Floral Park homes went up before 1960. Cape Cods with shed and gable dormers, brick and stucco Tudors with steep valleys, and center-hall colonials with original chimneys. After 60-plus years and several re-roofs, the trouble is rarely the shingles in the middle of the roof. It is where the roof meets something else.

Common Roof Leaks on Floral Park Homes

Dormer cheek walls and step flashing

The side walls of a Cape Cod dormer are flashed with small step pieces woven into each course of shingles. On a lot of Floral Park capes those pieces were reused, face-nailed or caulked over during an earlier re-roof. Water runs behind the siding and shows up as a stain on the second-floor ceiling, often a few feet from the actual opening.

Tudor valleys and stucco transitions

Tudors here have steep, short valleys that carry a lot of water fast, and many meet stucco or half-timber walls with no proper kickout flashing. When the valley metal wears through or the wall flashing was buried in stucco, the leak shows up inside the wall long before anyone sees it on the ceiling.

Original chimneys

Mortar joints open up after decades of freeze and thaw, and the counterflashing that was cut into them starts to pull out. Sealant smeared over the top buys a season at most. The fix is resetting the counterflashing into fresh joints and replacing the step flashing underneath.

How We Find the Leak

A water stain on the ceiling almost never sits directly under the hole. Water hits the decking, runs along a rafter or the top of a wall, and drips wherever it finds a low spot. That is why patching the shingles above the stain so often fails.

When you call, Donall comes to your Floral Park home himself. He looks at the stain, goes into the attic when there is access, follows the water marks back up the decking, and then checks the roof at the flashing, valleys, chimney and penetrations above it. You get a straight answer on where the water is coming in and what it takes to stop it, with a written, itemized estimate before any work starts.

Typical repairs include chimney and step flashing, valley replacement, lifted or missing shingles, pipe boots and vents, and flat roof seams and drains. Slate and cedar roofs get repaired with matching material. See our slate and cedar pages for more on those.

Before We Get There

If water is coming in right now, a few things limit the damage until the roof is fixed:

  • Put a bucket under the drip and move furniture, rugs and electronics out of the way.
  • If a ceiling is bulging with water, keep people out from under it.
  • Take photos of the stain and any damage outside. They help with insurance.
  • Stay off the roof. Wet shingles and slate are slippery, and walking on them can make the damage worse.

Our hours are Mon - Sat 8:00 am - 5:00 pm, Sunday 8:00 am - 4:00 pm. Call during those hours and we usually get back to you within the hour.

Roof Repair Questions From Floral Park

How fast can you get to a roof leak in Floral Park?

Floral Park is where our office is, so it is the quickest trip we make. Call during business hours and we usually get back to you within the hour to set up a time to look at it.

Do I need a permit for a roof repair in the Village of Floral Park?

Small repairs usually do not, but larger jobs like a full re-roof or structural work often do. We hold a Floral Park license (LIC# 119) and will tell you up front if your job needs a permit and handle it with the Village.

Who actually comes out to look at my roof in Floral Park?

The owner, Donall Fingleton. He has done every estimate and every leak diagnosis since he started the company in 1989. No sales reps and no one reading from a checklist.

Will you tell me if I need a new roof instead of a repair?

Yes, but only if that is what the roof needs. If the leak is isolated and the rest of the roof has years left, we repair it. If the roof is past its life and leaking in several places, we will say so and explain why. See our roofing page for Floral Park for replacement work.
